Daily
1. Attending to emails, letters, and other correspondence.
2. Attending to maintenance issues including issuing works orders and follow up.
3. Receiving, processing, and paying invoices.
4. Attend to enquiries from owners, tenants, real estate agents, and others.
5. Issue Strata Information Certificates (s 184) to prospective purchasers.
6. Attend to section 182 inspections of the records by prospective purchasers.
7. Update the strata roll and send introductory letters and kits to new owners.
8. Deal with breaches of by-laws and other issues that may arise.
Monthly/Quarterly
1. Provide you with an itemised invoice for our services.
2. Produce quarterly financial reports for the strata committee including balance sheet and income and expenditure statement.
Yearly
1. Organising your annual general meeting by sending out notices, attending the meeting, and writing and distributing the minutes.
2. Assist with the annual administrative and capital works fund budgets.
3. Assist with the preparation and reviews of your 10 year capital works fund plan.
4. Arrange renewal of your insurances.
5. Implement a maintenance program.

How are we different from other strata managers?

Owners portal
All owners have a unique login ID and password giving them 24 hour internet access to their personal account information. The portal also includes access to insurance information, by-laws, strata plans, pool registration certificates, agendas and minutes of meetings, and other information pertinent to the property. Members of the strata committee are able to also access financial reports, quotes, invoices, and other information to assist them in their duties.
Itemised monthly invoice for our services
It is common practice for strata managers to automatically deduct their charges each month in accordance with the strata management agreement. We provide a monthly itemised tax invoice.
Strata committee approve payments
The invoice hub portal provides committee members with a system of looking at each invoice prior to payment, raising any queries with us, and approving the invoice for payment. Your strata scheme can elect to have one approver or several. Owners can be confident that work is not paid for unless it has been completed to a satisfactory standard.
Out of hours meetings
Meetings are held at a time and place to suit you. We do not charge extra for meetings held at the week end or outside of normal business hours.
We do not receive commissions
Most strata managers have deals with insurance companies and tradespeople, giving them kickbacks when they engage their services on your behalf. Often these commissions are a direct percentage of the value of the work, a disincentive for obtaining competitive prices. A common example is commissions on insurance premiums. We negate this obvious conflict of interest by passing on all commissions or rebates to the strata scheme.
In-house solicitor
Director Dominique Rideaux is also a practising solicitor for Clark Rideaux Solicitors. This gives us a real advantage when considering the vast and complex legislation that all strata schemes must abide by.

When you call us you will speak with an experienced staff member who will be able to deal directly with your query. If the staff member is not able to answer your query it will be referred to a licensed strata manager.
